General Terms and Conditions
These “General Terms and Conditions” regulate the use of the accommodation and services of the Service Provider. According to the General Terms and Conditions, the service provider, BSZP Lake Balaton Kft. (8638 Balatonlelle, Tabán utca 27., Tax number: 28802107-2-14) is the operator of the Apróka Relax accommodation facilities at 38. Tabán köz, 8638 Balatonlelle and the Penti Relax accommodation facilities at 12. Hullám utca 8638 Balatonlelle, hereinafter referred to as the Service Provider, enters into an Accommodation Contract with the persons using the other accommodation services, the contracting parties.
The scope of these GTC covers legal relationships on the Service Provider's website (https://lellerelax.hu) and its subdomains. These GTC are continuously available (and can be downloaded and printed at any time) from the following website: https://lellerelax.hu/altalanos-szerzodesi-feltelek.

- The Contracting Party/Parties
Guest: A person using the accommodation service, purchasing a service through the booking system on the Service Provider's website, or from the Service Provider via the email address info@lellerelax.hu or by phone at +36 (30) 651 9503, who acknowledges the GTC and accepts it as binding on him/her, hereinafter referred to as Guest.
- Acceptance of terms and conditions
The Guest's acceptance of the Terms and Conditions is a prerequisite for making a purchase or using the service. The Guest's use of the service provided by the Service Provider constitutes acceptance of the Terms and Conditions.
- Creation of the service contract and booking process
4.1. Reservation:
Reservations can be made via the online booking system on the Service Provider's website, by email or by telephone. The reservation becomes valid when the Guest has paid the non-refundable deposit (50,000 HUF).
If the amount requested by the Service Provider to confirm the reservation (50,000 HUF) is not paid within 48 hours of the reservation date, the reservation will be canceled.
A verbal reservation, agreement, modification, or verbal confirmation thereof by the service provider only creates a contractual obligation if it is confirmed in writing by the service provider; verbal confirmation of the order or modification of the order by the service provider does not create a contractual obligation.
The contract for the use of the service is for a fixed period of time.
(In the event that the guest decides before the expiry of the fixed period that he does not wish to use the service until the expiry of the fixed period and permanently leaves the guesthouse, he is still obliged to pay the full price of the service to the service provider, and the service provider is entitled to demand the full price of the ordered service. The service provider is entitled to resell the guesthouse left by the guest before the expiry of the fixed period.
The Guest is only entitled to extend the service if the service provider consents to this in writing no later than the day before the expiration of the fixed period.
The service contract may only be amended or supplemented by the written consent of the contracting parties. It is possible to reschedule a confirmed and finalized reservation to another date, subject to availability.
4.2. Payment methods:
The Service Provider provides the following payment options:
- Bank transfer
- SZÉP Cards: OTP, MKB, K&H, MBH
- Online with a bank card: The Guest has the option to pay the total value of the order online with a bank card through the secure payment system of the financial service provider used by the Service Provider.
Barion Smart Gateway is a payment gateway developed entirely in Hungary, independent of banks, suitable for accepting bank cards and e-money, which, in addition to its unbeatable prices, has many innovative functions. It is even more convenient to use after registering in just one minute. Since bank card numbers are stored in a secure system with PCI DSS certification, entering the registered email address and password is enough to use any stored card. Reports, export options, and monthly invoices on the Barion web interface help with business processes and official settlement. Transactions take place in real time, and incoming items can also be seen in the mobile application. With the help of the free Barion application, Barion users can pay with their mobile phones in more and more shops and restaurants, without having to carry cash or a bank card with them. Banking security is guaranteed by the supervision of the MNB (MNB license: H-EN-I-1064/2013). We handle protection against bank card fraud flexibly and fairly. - Cancellation conditions
The Guest may cancel their reservation if they notify the Service Provider of their intention to cancel in writing.
If the Guest cancels the reservation 14 days before arrival, only the deposit will be charged.
The service provider reserves the right to establish conditions in an individual contract that differ from the above when booking products subject to special conditions - such as promotional offers.
You can change your reservation date at least 30 days before arrival, subject to availability of the new date.
- Prices applied by the service provider
The current prices for accommodation are those listed on the website www.lellerelax.hu/arak.
The service provider is entitled to freely change its prices at any time without prior notice, of course, provided that this does not apply to prices that have already been offered in a quote provided at the request of the contracting party.
When communicating prices, the service provider is obliged to indicate the tax content of the prices – e.g.: general sales tax, tourist tax – as determined by law. The service provider reserves the right to transfer additional charges to the contracting party and/or the guest without prior notice in the event of a change in legislation.
The service provider is entitled to set its prices in Hungarian forints and in any convertible currency.
- How and conditions to use the service
Apróka Relax accommodation can accommodate a maximum of 2+2 people at a time, and Penti Relax accommodation can accommodate a maximum of 4+2 people at a time.
The Guest may occupy the accommodation ordered and confirmed by the Service Provider from 2:00 PM to 6:00 PM on the day of arrival (check in) and must vacate it by 10:00 AM on the last day of stay (check out).
The condition for using the Accommodation Service is that Guests verify their identity in accordance with legal requirements before occupying the accommodation.
If the Guest does not show up by 6:00 PM on the agreed day, the Service Provider has the right to withdraw from the contract, unless a later arrival time has been agreed.
- Refusal to perform the contract, termination of the service obligation
The Service Provider has the right to terminate the accommodation service contract with immediate effect or to refuse to provide the service if:
the Guest does not use the accommodation provided to him/her for the intended purpose, or does not use the services provided by the Service Provider and/or the premises used for their provision for the intended purpose, causing damage to them
the Guest disrupts the accommodation's house rules (https://lellerelax.hu/hazirend/) and does not stop the disruptive behavior despite being asked to do so, does not comply with the house rules
the Guest does not comply with the safety regulations of the accommodation – e.g. smoking in a prohibited place and does not stop despite being asked to do so,
the Guest behaves in an objectionable manner, is rude, is under the influence of excessive alcohol or drugs, is threatening, abusive, or exhibits other unacceptable behavior. Incontinent guests and guests who are unable to care for themselves may also not use the services of the apartment.
the Service Provider or the Guest fails to fulfill the payment guarantee (booking) or payment obligation of the purchase price requested by the service provider by the date specified by the service provider.
the Guest accommodates additional persons in the accommodation facilities beyond the number of persons specified in the reservation without notifying and obtaining the permission of the Service Provider.
If the contract between the contracting parties cannot be fulfilled due to "force majeure", the contract shall be terminated.
- Pets
The Service Provider does not allow Guests to accommodate or bring pets into the accommodation.
- Guest rights
Under this contract, the Guest is entitled to use the accommodation within the selected and ordered period, as well as the facilities and equipment of the accommodation that are included in the standard range of services and are not subject to special conditions.
The Guest may file a complaint regarding the performance of the services provided by the Service Provider. The Service Provider undertakes to investigate the complaint submitted to it in writing or orally on site and recorded in the minutes within 72 hours of receipt of the complaint and to provide the Guest with a substantive response.
The Guest's right to complain ceases after leaving the accommodation.
- Guest's obligations
The Guest is obliged to pay the service provider the consideration for the services ordered in the contract no later than the manner and date specified in the contract.
Before putting into operation any electrical appliances brought to the accommodation by Guests that are not part of the usual travel necessities, the Service Provider's consent must be sought.
The Guest is obliged to immediately report any damage caused to the guesthouse or to him/her to the Service Provider and to provide the owner with all necessary information that is necessary to clarify the circumstances of the damage or that is necessary for any possible violation or criminal proceedings.
The Guest is obliged to ensure that children under the age of 14 under their supervision stay at the accommodation only under the supervision of an adult.
- Guest's liability for damages
The Guest is liable for all damages suffered by the service provider or a third party caused by the Guest, his/her companion, or persons under the supervision of any of these persons.
- Rights of the service provider
The Service Provider has the right to retain the amount of HUF 50,000 received for accommodation services ordered and finalized by the Guest, but not used by the Guest, as set out in the GTC and the Booking and Cancellation Conditions.
If the guest fails to fulfill his obligation to pay for the services used or ordered but not used, the service provider has a lien on the guests' property that he brought with him to the apartment to secure his claims.
- Obligations of the service provider
The Service Provider is obliged to provide the accommodation and other services ordered under the contract in accordance with the applicable regulations and service standards.
The Service Provider is obliged to investigate the Guest's written complaint and address the problem.
- The service provider's liability for damages
The Service Provider assumes responsibility for any damage caused to the Guest within the apartment due to its own fault.
The Service Provider's liability does not extend to damages that occurred due to unavoidable causes beyond the control of the Service Provider's employees and their Guests, or were caused by the Guest or those under his/her supervision.
The Service Provider is only liable for damages if the Guest reports the damage to the service provider immediately after it occurs, with the necessary information.
- Confidentiality
When fulfilling its obligations under this contract, the Service Provider is obliged to act in accordance with the provisions of Act CXII of 2011 on the Right to Informational Self-Determination and Freedom of Information and the relevant data protection legislation - and, if the guest has brought this to the attention of the Service Provider - the relevant internal rules of the contracting party.
- Force majeure
Causes and circumstances (e.g. war, fire, flood, inclement weather, power outage, strike, etc.) over which neither the Service Provider nor the Guest has control – force majeure – shall exempt either party from fulfilling their obligations under the contract for as long as such cause or circumstance exists. The contracting parties agree to do everything in their power to minimize the possibility of such causes and circumstances occurring and to remedy any damage or delay caused thereby as soon as possible.
